New café anchors Shaddock Companies’ repositioning of 2400 Dallas Parkway
PRESS RELEASE: PLANO, TX — Café Olivia is expanding its presence across North Texas with the opening of its third DFW location and the debut of Café Olivita, a new smaller-format expression of the popular chef-driven café brand. The café will open in early October 2026 at Park Center, the approximately 239,500-squarefoot Class A office building at 2400 Dallas Parkway, Suite 140, owned by Shaddock Companies, bringing Café Olivia’s signature food and beverage program to the Willow Bend office community.
Shaddock Companies acquired Park Center in 2025 and has been repositioning the five-story campus as a hospitality-forward workplace, including upgrades to common areas and a new amenity program featuring an indoor/outdoor tenant lounge with terrace and firepits, a conference center seating 55, and enhanced parking with executive and electric-vehicle options. Café Olivita is the public-facing centerpiece of that work.
At approximately 2,335 square feet with seating for 67 guests, Café Olivita was created specifically for midsize office environments, offering a more streamlined food menu paired with Café Olivia’s full beverage program. The concept is designed around the idea that an office café can be more than a place to grab a quick cup of coffee or lunch, creating a thoughtfully designed destination where guests can meet, work, grab breakfast or enjoy a leisurely lunch.
“Café Olivita is a smaller-format expression of Café Olivia that allows us to bring our chef-driven approach into office communities in a way that feels intentional and elevated,” said owner Adrian Verdin. “We wanted to create a space that serves the everyday needs of the office community while still offering the quality, hospitality, design and food that our guests have come to expect from Café Olivia. This is a model we believe can grow throughout the DFW metroplex.”
Designed by Wallace Johnson Studio, Café Olivita brings a warm, coastal-Mediterranean sensibility to the space. A graceful arched entry opens into an inviting room finished with terracotta and sage green accent tiles, white countertops, natural wood tables and a warm grey tile floor. The palette is simple and deliberate, incorporating natural materials and soft tones to create an environment that feels both fresh and grounded.
The design reflects the philosophy behind Café Olivia’s food — clean, honest and made with care. The result is a café equally suited for a morning coffee, working lunch or casual meeting, giving building tenants and nearby visitors a chef-driven dining option on campus.
Café Olivita will offer a wellness-forward menu built around local purveyors whenever possible, with a tighter selection of Café Olivia favorites for breakfast and lunch. Signature drinks include the Pink Cloud, the Olivia Latte and the Valencia Bloom. Menu favorites include the Rising Pig, Oaxaca Mornings, The Olivia sandwich, the Amalfi, the Grain Bowl, Miso Salmon and the Green Goddess Cobb.
With the introduction of Café Olivita, Café Olivia is creating a format that can bring its approach to food, beverage and hospitality to more office communities throughout Dallas-Fort Worth. The concept’s smaller footprint and focused menu are designed to make the Café Olivia experience accessible in midsize office buildings while maintaining the brand’s emphasis on quality ingredients, thoughtful design and wellness.
“Café Olivita is the centerpiece of the reimagined office experience at 2400 Dallas Parkway,” said Jeff Patman on behalf of the Shaddock ownership team. “We wanted a destination at the heart of the building that feels elevated and intentional — a place where tenants can meet, work and enjoy chef-driven food without ever leaving campus. That is the standard we are setting for Park Center.”
Located on the ground floor at Suite 140, Café Olivita is intended to serve building tenants and the surrounding Willow Bend community. The café will have convenient exterior access, and Park Center offers on-site surface and structured parking at a 4.0/1,000 ratio, including visitor parking and electricvehicle charging.
Café Olivita will be open Monday through Friday from 7 a.m. to 3 p.m. beginning in early October at 2400 Dallas Parkway, Suite 140, Plano, Texas 75093. Additional details about the opening will be announced in the coming weeks.
Park Center comprises five floors of Class A office space with approximately 50,000-square-foot floor plates. Select suites are available for lease.
